Booking via Airbnb or Bookabach

Please note if you have booked, or are intending to book with us via Airbnb or Bookabach/Homeaway, please refer to their website for full booking details and information including payment terms and cancellation policies. These booking websites may differ slightly from each other or our terms below due to their individual sites mandatory terms, conditions, and regulations, etc. Should you have any questions on this please message us directly through their booking site under the ‘messages or conversation’ section. Payment Terms

The following payments apply for all bookings managed directly via email:
– Deposit: 50% due within 24 hours of the booking being accepted
– Balance: 50% due 7 days before stay commences
– Full payment will be required you are booking within 7 days of arrival
Payment of deposit: Once we accept your booking request, a deposit must be paid and received by us in order to secure the booking. Your booking will only then be confirmed upon receipt (by us) of the deposit. Failure to pay the deposit in time may result in your booking dates being released (cancelled) and the property being made available to others. Should we cancel a booking of yours due to non or late payment of a deposit then any deposit received by us (from you) will be refunded in full.
Late payments: The balance due must be received on or before its due date. If your payment fails to reach us by the due date we may choose to cancel your booking with or without notice to you and we remain the right to rebook your chosen dates to any other enquiries that have come through and or make the property available to others. Cancellation charges apply (see below).

Cancellation Policy

If you need to cancel a booking please let us know as soon as possible so we can free your allocated dates and offer the property to others.

Should you choose to cancel the booking prior to 30 days arrival – we can provide the option to hold your funds for a further 14 days and try and rebook your exact dates. If we are able to successfully rebook your dates we can provide a full refund of any amounts paid. Otherwise please see below for our full cancellation policy:
– Cancellation prior to 60 days arrival: A full refund will be given of any amounts paid.
– Cancellation within 8-60 days arrival: cancellation charge amounting to 50% of the total booking charge (deposit not refunded)
– Cancellation within 7 days arrival: cancellation charge amounting to 100% of the total booking charge (No refund)

Cancellation by Owner/Manager

Should any of your payments fail to reach us by their due date we have the right to cancel the booking with or without notice. Under these circumstances, our standard cancellation charges apply.
If due to circumstances beyond our control, the property becomes unavailable or unfit for use, we will notify you as soon as possible and refund your money in full.
